Rockford Construction renovated 164,000 sq. ft. of office space formerly occupied by Fifth Third Bank. The existing six-story building’s grey, concrete exterior and dark, tinted windows were replaced by a sleek design, with large, clear windows, and a new entrance that opens onto Monroe Avenue. The entrance was previously located at the rear of the building, oriented toward a parking lot. The project also includes the addition of a seventh story. Interior spaces will be renovated and contain office space, conference rooms and common areas.
The scope involved a complete gut and abatement of the existing structure, leaving only steel and concrete slabs. The existing tight, urban site also houses an underground parking garage which required a sophisticated logistics plan for equipment loads and limits. The project utilized BIM level 400 for MEP coordination, and a design-assist approach expedited the curtainwall design along with phased bid packages, which condensed the construction schedule in order to meet the owner’s desired completion date.
